📍 Primary Property: 4349-4355 46th St., San Diego, CA 92115

🏡 IMPORTANT HOUSING REQUIREMENT

This is a required live-on-site position.

The successful candidate must reside in the designated 2-bedroom, 2-bathroom apartment at our Pacific Pines Village community as a condition of employment.

While your home base will be our 46th Street property, you'll also provide maintenance support for two neighboring apartment communities located just 0.3 miles away (approximately a six-minute walk).

Living on-site is an essential function of this position and is non-negotiable.

Join a Team Where Your Skillset Actually Matters

Pan American Properties, Inc. is seeking an experienced, dependable Maintenance Technician to join our Pacific Pines Village team—a trio of professionally managed apartment communities located in the heart of San Diego.

This is not an entry-level position and not a roving maintenance role.

We're looking for a technician who can work independently, troubleshoot confidently, communicate professionally, and take genuine ownership of both their work and the resident experience.

If you're the kind of technician who...

  • takes pride in solving problems correctly the first time,
  • moves with urgency and accountability,
  • communicates proactively,
  • enjoys working independently while still being part of a supportive team,
  • and wants to build a long-term career...

...we'd love to hear from you.

What You'll Be Responsible For

You'll play a key role in maintaining the quality, safety, appearance, and overall operation of three neighboring apartment communities while providing outstanding service to our residents.

Daily responsibilities include:

  • Diagnosing and completing maintenance work orders efficiently and accurately
  • Troubleshooting plumbing, electrical, appliance, HVAC, and general maintenance issues
  • Performing unit turns and apartment make-readies
  • Completing preventive maintenance and routine property inspections
  • Maintaining accurate work order documentation and maintenance records
  • Communicating professionally with residents and team members
  • Identifying maintenance concerns before they become larger problems
  • Maintaining clean, organized maintenance areas
  • Supporting overall property operations and resident satisfaction

Preferred Experience

Residential or multifamily maintenance experience is preferred; however, we welcome applicants from other maintenance backgrounds who possess strong technical ability, professionalism, troubleshooting skills, and a desire to continue growing their trade.

Our best technicians are lifelong learners. You don't need to be an expert in every trade, but you should have experience in several areas and be eager to continue developing your skills.

Experience in some or most of the following is preferred:

  • Plumbing
  • Electrical
  • Appliance repair
  • HVAC diagnostics and repair
  • Drywall and painting
  • Lock changes and rekeying
  • Unit turns and apartment make-readies
  • Preventive maintenance

Experience using electronic work order systems is preferred but not required if you demonstrate strong computer skills and the ability to quickly learn new technology.

Industry certifications such as HVAC, EPA, CPO, OSHA, Fair Housing, Electrical, or Plumbing are a plus—but absolutely not required. We proudly support employees who wish to pursue additional certifications and professional development.

Minimum Requirements

  • 3-5+ years of hands-on maintenance experience preferred
  • Strong working knowledge across multiple maintenance trades
  • Ability to independently diagnose, troubleshoot, and complete repairs
  • Must be willing and able to reside on-site at Pacific Pines Village as a condition of employment
  • Valid California Driver's License with an acceptable driving record
  • Reliable personal vehicle and active automobile insurance
  • Ability to safely operate hand tools, power tools, ladders, and maintenance equipment
  • Basic computer and smartphone proficiency
  • Ability to read, understand, and complete maintenance documentation
  • Ability to successfully pass a background check and drug screen (a criminal conviction does not automatically disqualify employment)

This position is ideal for someone who:

  • Takes ownership
  • Communicates honestly and proactively
  • Follows through on commitments
  • Stays organized
  • Adapts quickly
  • Solves problems independently
  • Shows up every day ready to contribute

You don't need to know everything on day one.

We're far more interested in hiring someone with integrity, professionalism, accountability, and a willingness to learn than someone who pretends to have every answer.

In return, we provide a respectful, stable work environment where dependable employees can build rewarding, long-term careers.

Pre-Employment Requirements

Applicants must be legally authorized to work in the United States at the time of hire.

Pan American Properties participates in the USCIS E-Verify program and verifies employment authorization before employment begins. At this time, we are unable to provide employment sponsorship.

Employment is contingent upon successful completion of all pre-employment requirements, which may include:

  • Background check
  • Drug screening
  • Employment reference verification
  • Driving record review (where applicable)

A criminal conviction does not automatically disqualify an applicant from employment.
